It was the Friday and Saturday before Labor Day, the last weekend before off-season, two blocks from the beach and boardwalk. We did get two beach passes that saved us $18. For nearly $300 a night.
The room was so small that the bathroom door couldn’t open all the way because of the bed. There was no towel service— we had to hunt Down the family that owned the motel to get fresh towels. The first night was loud until the wee hours of the morning with families and friends yelling from room to room. (The owners live on site.) The worst was the bathroom. Filled with mold is an understatement. And minuscule.
There was not enough parking if the motel was full. With a 10:00 A ch Co-out we asked if we could leave our car for a while and we firmly told no, they had other guests coming. Thus paid a parking fee in our last day.
The family was friendly but seems overwhelmed.

clean room but old; great location to beach
Motel was very conveniently located 1 block from the boardwalk. Owners were very nice and accommodating. No service to the room but we received fresh towels when we asked. Room was clean, just old. Bathroom very small. Very thin walls. Other People up talking/laughing/drinking until after 3am most nights. Didn’t make for a good nights sleep. Pool is tiny but clean. Given beach passes which was great.

Used the room to hold our stuff during the day. Checked out before 11pm it was really dirty

As anyone knows who has stayed in Seaside Heights, the most important thing in booking a hotel is finding one that is reasonably clean. This place was fine. It’s not the fanciest, but the owners were among the most helpful and nicest people I’ve dealt with anywhere. Very close to boardwalk and beach.

The sheets were rough and the covers had a weird smell. Towels were scarce and also very right. WiFi did not work

The "Above Average" rating is not accurate.
I chose this hotel based on the rating. It was rated an 8 or close to it, but I was surprised to find it was very run down. While they must do a basic clean regularly, our room was in dire need of deep cleaning and a paint job. For example, there was mildew inside the knobs in the shower and sink. Our chargers fell out of the wall sockets, and the socket in the bathroom was so dirty I was afraid to plug anything in. No one cleaned our room after our first night, which perhaps isn't typical in a lower priced motel. I realize I chose a budget motel, and perhaps I don't understand the scale by which it was rated above average, but I did expect something cleaner with evidence of regular maintenance and upkeep. I would have left, but we dealt with it for the two nights we were there. There were some positives. It was close to the beach and boardwalk, we felt safe, and we did get two complimentary beach passes. After this experience, I do not trust the ratings at Hotels.com.

Thank You Franklin Terrace Motel!
This is a nice motel. Very close to the beach with parking and beach tags. We had a very nice time.

Grounds were clean, room was clean and tidy, check in people were especially nice. I didn’t give a perfect rating because of the noise. There was a loud party till like 2am. Other than that I would recommend.
