Overall, I enjoyed my stay here. It is great value for money: it is out of old town but easy 20 min walk to Place Massena and walkable to Cimiez for Chagall/Matisse and close to train station for day trips. Area is very quiet and safe, and right next to tram so very easy if you want to use that (and great for airport). Lots of shops and restaurants nearby. The rooms are basic (no fridge, kettle, drinks; no hand wash or shower gel but bar of soap provided and sachet of shower/hair gel every day), but comfortable: air con was very low but this is probably because it wasn’t super hot (May) and it wasn’t very necessary. You can open window but you will hear the trams. Generally the hotel was quiet too, you do hear people coming and going and a bit of shuffling about but not a big deal: however my last two nights, I had a ridiculously heavy footed person above me, when they walked (or rather stomped) around it felt like the ceiling was going to cave in. It was annoying but short-lived, I think I was unlucky but might be worth asking for a top floor room just in case. Small gripe, curtains are thin so bring a sleep mask if that bothers you. Happy with the stay and host was friendly too.
