"A Great Find"
The Prytania Oaks is a 'satellite' guest house of the Prytania Park Hotel. To register, go to the Prytania Park (about 100 yard walk.) As in most of New Orleans, signage is discreet. It wasn't until I got out of my car at 10 at night to try to figure out how to get into the "Oaks" to register, that I saw a little sign directing me to the Prytania Park. […] A minor inconvenience, considering the "Oaks" was the cleanest room and most comfortable bed I've had in New Orleans--and I've traveled there on business a lot. The Oaks is an old style New Orleans boarding room. Nice walk out balcony, tall ceilings, four poster bed, etc. Nice breakfast area. Mehr
"Nice, but a bit quirky"
We enjoyed our stay at Prytannia Oaks and agree we'd stay there again if we go back to New Orleans. But there are a few things we found a bit quirky. The hotel is in the middle of a mixed residential/commercial area one block off St Charles. When you arrive, there is nothing to indicate you've arrived at Prytannia Oaks, except the address and a paper […] sign on the gate telling you registration is a block and a half away to the Prytannia Park. Not a huge inconvenience, but a bit unusual. I thought for a value priced hotel, the room was nicely renovated and nicely appointed and the bed was comfortable. The bathroom was very spacious, clean with a good shower. The room had the high ceilings of the 19th century and a queen sized poster bed and nicely redone wooden floors. Both rooms had a non-functional but decorative fireplace in them. However as much as we enjoyed the decor of the room and found it to be very quiet, it was the smallest queen room I'd ever stayed in, very difficult for the two of us to manuever in. Parking is also a bit tight with the parking lot only having room for 8-10 cars while hotel has sixteen rooms. We were able to obtain a lot space overnight both nights we were there but did have to park on the street when returned one night before dinner.The Sunday breakfast was set up at Prytannia Oaks and looked to have a decent variety, including waffles made for you by a staff member. But Monday's breakfast was set up in the courtyard of Prytannia Park and seemed to lack the variety of the Sunday breakfast. There was no toaster on the breakfast table and no coffee lids and no sign to indicate they were located in the corner of the office. You were left to discover that on your own. The staff was friendly and very helpful and the location was very convenient. There is a pretty good variety of restaurants within walking distance on St Charles (although the best one was Dijon five blocks away on Annunciation). "Quiet and Lovely"
We were looking for a not so expensive hotel for a 2 night stay over Easter weekend. This hotel is at the edge of the Garden District and close to the St. Charles trolley. Very nice neighborhood. Our small room was quiet quiet quiet! Bed linens were soft. Shower worked beautifully. Free wi-fi. Good coffee. Free parking.

The prytania Oaks Hotel meet our expectations. While the queen room was smaller then expected, you are not in your room much while in New Orleans. Great access to the st. Charles sreet car. Some great bars/ food right around the corner while coming and going. Good mid location for Garden District and French Qtr.

Not a hotel in the normal sense, more like having your own room in a neighborhood. Loud leaf blowers and and horrible fumes not a very good welcome . Room reasonable value but small for two with nowhere to sit except bed. Very close to streetcar, easy to walk downtown and lots of eateries nearby.

The Prytania Oaks was a great home base for my first trip to New Orleans. The staff took great care of me and the hotel was close to the St. Charles Street Trolley and Magazine Street - two of my favorite attractions. I would recommend a second floor room facing a quiet street.

Good service, comfortable rooms, good location. Beware that you will have to check in around the block and haul your luggage appx 1 block to the "Oaks" hotel rooms (which are a lovely renovated old home). We were on our honeymoon and found this to be a charming and romantic place to stay, near to many lovely gardens and restaurants. Also nearby is the […] trolley which is inexpensive and takes you to the Central District and the French Quarter. "Close to St. Charles Streetcar"
I went into New Orleans for a few days on business and since I would be driving in, having free parking was a HUGE consideration, since in a large city that on top of the room charge can get pricey! This hotel - or rather it's sister hotel - Prytania Park has a very large parking lot. There is a small amount of parking on the side of Prytania Oaks. […] This was close enough to the convention center to walk the whole route or you can walk the block and a half to the street car, ride down to Andrew Higgins Drive, hop off and walk down. Not a biggy. There is also plenty of parking around the center - as cheap as $10 for 8 hours. Great also if you want to take the street car to the Quarter. Other Pluses - nice room! Good clean bed. Hardwood floors and they were clean! Refrigerator, microwave and coffee maker. Large clean bathroom. Lots of water pressure. Be aware - the check-in is across the street at the Prytania Park, so you might as well go there first. I got lucky and was able to park right next to the Prytania Oaks building the entire time, but it's limited. Can see that it might be a hassle to shlepp your belongings across the street. Also, these are old townhouses, so LOTS of character but lacking a bit on quiet. Prytania is a busier street - and some of the big trucks going by actually would shake the room a little. After about 10 though, gets much quieter. Staff was good. Would definitely stay there again. Mehr
As you can see we thought the hotel was very good but our only complaint would be when you arrive later at night. The small little sign on the gate was a little unnerving. Our cab driver was very good and stayed with us until we found out where to go. Once we got that all straightened out we where fine. In the light of day the area was fine. "Prytania Oaks in NOLA comfort and convience"
My husband and I stayed at the Prytania Oaks for 2 nights on the way home from Christmas with my parents. I am not one to write reviews of hotels online but after this experience I had to have a say. I have been to New Orleans hundreds of times and I have friends in the city I usually stay with, however it was my husbands first time to New Orleans so […] I wanted to have a more private experience for us than just posting up with friends. Prytania Oaks was amazing. The building had that garden district aesthetic and though the surrounding neighborhood is going through some renovations and updates, but it is safe and their is some pretty fauna, old oaks etc lining the streets. You are one short block from a street car stop and then your off to see the city! You can actually walk to the quarter from the hotel if you are so inclined. It was a warm December night and since we live in the great northwest now, we took advantage of the pleasant weather, got a go beer from the pub down the street and enjoyed ourselves strolling all the way to Besh's restaurant Luke in the CBD and then Lafitte's Blacksmith Shop. The bed was a dream, the shower had a great pressure, everything was CLEAN, so clean, but had this lovely antique look to it. I was really blown away with how beautifully the interior and exterior of the place was put together. It was quiet, but they were full occupancy, we never heard another guest (Nice thick walls!). The rooms were average + size, and had an open feel with high ceilings and big windows. It was a perfect experience and we enjoyed our stay immensely. Parking was 1 block away at Prytania Parks. I was worried it might be inconvenient to checkin/park at Prytania Parks but it wasn't a big deal at all. Wifi was fast and reliable. My first trip to NOLA and I booked the Prytania Oaks Hotel in the Garden District. Totally cool and cute boutique hotel, updated and very clean. Loved the huge bathroom, free parking, free wifi, fridge and microwave in my room! It was very comfortable and perfect for my trip! It was a very clean and beautiful room. I loved the hard wood floor in my room. The service I received was great. It was a wonderful stay. Located only two blocks away from the trolly stop to the French Quarter, there are also some good restaurants and bars nearby on Charles street that aren't overcrowded with tourists.

We totally loved this place. Our room was small but well lit, comfortable, and designed in such a way that it did not feel crowded. The bed was super comfortable, continental breakfast, and right by the St. Charles streetcar. I would totally stay here again when in NOLA.

A quaint hotel close (10 minutes) from the French Quarter and Convention Center. Nicely renovated, comfortable and quiet rooms. Breakfast choice not the best but gets you started in the morning. Great price/performance ratio which can be easily recommended.

"Awesome-- but ask questions"
Beautiful, clean, convenient location but--- not always. We found parking not always convenient with a long 4x4 diesel crew cab truck. Never thought to check on what floor we would be on. Don't mind stairs or second floors. But was over whelmed by 1 1/2 flights of stairs with luggage etc after 15 hours driving and being 63 and 65+. Took 3 trips on […] those babies to get all our stuff to our room! Breakfast was only available 1 morning in that location. the other mornings had to walk down the street to the sister hotel, isn't a problem in nice weather. Over all it was a nice change from staying at a chain. It had character, was clean and quiet. Really enjoyed it being so close to the St Charles street car route. One street over. Mehr

This is a lovely place to stay in the Garden District. The room was romantic, had a great shower and balcony overlooking the courtyard. We highly recommend that you stay here. The hotel has done a good job of converting a number of small old buildings into well-done hotel rooms. You have to check in at a different hotel a block away, but not that big a problem. Lower Garden District area around the hotel is not that attractive, but hotel is very convenient to other areas and the streetcar.

I would say my only negative review isn't of the hotel, but the website I booked it on. It lists every room is on a balcony, with memory foam mattress and I booked a king room. Enjoyed our stay here! The bathroom was giant and beautifully decorated with black and white subway tiles, a separate bath and shower, and a huge light fixture. Bed was comfy and outside street was quiet. You do have to walk from the sister property to the hotel itself, but it isn't a bad walk by any stretch of the imagination (probably took us all […] of two minutes). This hotel is in the Garden District rather than the French Quarter. Room was a little small for a king sized bed but otherwise very nice and the mini-fridge and microwave were a good addition. French quarter is within walking distance or you can take the St. Charles street car. Major plus is the free parking which is very unusual for New Orleans. Only slightly odd thing is that the lobby and free breakfast is at another property a half block away. No problem for me. I have had longer walks to the lobby within large hotels. Desk reception was great. The woman who checked me was very helpful and even remembered me when I checked out 4 days later. With only two days and one night to experience New Orleans a great hotel was essential. My husband and I were very pleased with Prytania Oaks and would highly recommend it to other travelers. It is a beautiful old home converted into hotel rooms and is just a block off the St. Charles trolley line. The Prytania Oaks is one of three related properties within a block or so of each other. The Oaks, at least, is a converted historic home, and has the charm and elegance of a turn-of-the century mansion. Our room was in the front on the top floor, with a shared balcony. It was too hot to use it in June, but at another time of year, we could imagine […] sitting out there with our coffee in the morning and a stronger drink later. The entire building has been recently renovated, with modern fixtures in the large bathroom. Our room had a sink and counter outside of the bathroom, as well, which was very convenient in the mornings. Very comfortable bed; the usual coffee maker, iron and ironing board, and toiletries. The hotel is on a quiet street, just one block from the St. Charles Street car, which had us to Canal street in a matter of minutes. The WWII museum is just a couple of stops away, and there are restaurants in the neighborhood that are much less expensive, quieter, and less crowded than those in the tourist areas. Very pleasant, very accommodating staff, although they should have more than one person on the desk at the check-in time. We were given no instructions on how to get to our room -- we had to go around to the side of the building and through a door to an interior stairway -- primarily because the young woman at the desk was trying to check us in and handle the phones at the same time. The door to the stairs was marked with the room numbers, but we had to find it first! The complimentary breakfast includes fresh waffles, instant hot cereal, yogurt, juice, coffee, fresh fruit, breads -- I don't know what other reviewers are complaining about. The only negative was that the locks on the windows leading to the balcony were broken; one came right out of the frame! There was no way to the balcony except through the rooms that opened onto it, but I was still glad that I hadn't taken my laptop with me. And when they say check-in is at 4:00, they mean it! This hotel is very well-apportioned, clean. It's in a charming old converted house in the Lower Garden District. It's steps away from the St. Charles streetcar, so it is easy to get downtown or uptown. My only complaint was that the continental breakfast was a bit stingy. Otherwise, this place was terrific and I would definitely stay there again.

I love this hotel! It is close to St. Charles streetcar, which takes you either to downtown/French Quarter or to Tulane University (main/uptown campus) and the Audubon Zoo. Also within walking distance are restaurants (namely Emeril's Delmonico), stores (Walgreens), and for the business traveler, Office Depot. The room itself was very clean and comfortable. […] I particularly enjoyed the large shower in my room, the flat screen tv, the individually adjustable central A/C, and the microwave/refrigerator. Depending on where your room is, you may hear other patrons talking in the courtyard/patio area, as sound seems to be amplified. If you are a light sleeper, pack earplugs. The hotel offered a tasty continental breakfast. Check-in and check-out was easy (done at the sister hotel 1/2 block away), and the staff was courteous and helpful. This small historic hotel has lots of charm, is reasonably well located between the French Quarter and the Garden District. It's a block from the St. Charles Street Car line, which will take you to either of those destinations.
