Das Hotel hat die 4 Sterne voll verdient! Wir würden das Hotel jederzeit wieder buchen. Das Frühstück ist vergleichbar mit jedem 4 Sterne Hotel in Deutschland. Die Zimmer sind sehr modern und entsprechen auch absolut dem Standard eines 4 Sterne Hotels in Deutschland.

Für unseren einwöchigen Venedigbesuch suchten wir einen idealen Ausgangspunkt und haben ihn im Hotel Ai Pini gefunden. Auf dem kleinen parkähnlichen Grundstück (etwas kleiner, als die Fotos vermuten lassen) konnten wir unser Fahrzeug die ganze Woche sicher abstellen. Ca. 15 m vor der Hotelzufahrt befindet sich eine Bushaltestelle und mit der Linie 7 kann man ohne Umsteigen direkt zum Busbahnhof in Venedig fahren, wo sich auch die Vaporettostationen befinden. Die Busfahrt dauert ca. eine halbe Stunde - der Bus ist je nach Tageszeit relativ voll. Vom Busbahnhof in Venedig kann man in ein Vaporetto umsteigen oder nach Überquerung der nächsten Brücke direkt die Gassen von Venedig erkunden. Im Hotel konnten wir auch die Kombikarten Hellovenezia für Bus und Vaporetto erstehen. Diese kostete für sieben Tage fünfzig Euro pro Person und hatte sich bereits nach dem zweiten Tag gerechnet. Das Personal im Ai Pini ist absolut freundlich und sehr hilfbereit - angefangen beim Empfang bis zum sehr guten Restaurant (empfehlenswert). Es ist jedoch ratsam, die etwas größeren Zimmer möglichst mit Blick auf den Park zu wählen - darin kann man sich aber sehr wohl fühlen (auch wenn es keine Zimmer mit Balkon gibt). Alles in allem als Ausgangspunkt für Venedigbesuche sehr geeignet.
Für zusätzliche Personen können Gebühren anfallen, die abhängig von den Bestimmungen des Hotels variieren können.

San Marco ist das eigentliche Touristen-Venedig. Der Piazza San Marco ist bekannt für die Tauben, den Markusturm, den Markusdom, den Dogenpalast und teure Cafés und darf bei einer Stadtbesichtigung nicht fehlen. Die schönen Aussichten auf das Wasser sind legendär, und nirgendwo sonst in Venedig warten so viele Gondeln wie hier auf Passagiere. Während der Saison ist der Piazza mit Tagesausflüglern dicht bevölkert, während nur ein bis zwei Ecken weiter die Straßen ruhiger sind und es noch mehr Museen und Paläste zu entdecken gibt.

Für das Geld hätten wir mehr erwartet!!! Zunächst wurde uns ein dunkles Zimmer im Hinterhof angeboten, Fenster waren verbarrikadiert. Man fühlte sich wie in einem Keller. Nachdem wir dieses reklamiert haben und 1h auf ein anderes Zimmer warten mussten, gaben wir uns dann mit diesem notgedrungen zufrieden. Das Preis,-Leistungsverhältniss stimmte bei […] diesem Hotel nicht! Da wir nur 2 Nächte gebucht hatten und eh viel unterwegs waren konnte man es noch akzeptieren.Frühstück war spärlich. Mehr

"San Zulian in Venice"
Very good location close to San Marco, everything within walking distance. Small hotel and small rooms just as we expected. Reasonably good breakfast buffet.
"Rethink"
As part of our Italy trip, we stayed in this hotel in Venice. This was beginning of our trip. We took almost an hour to find this hotel from San Marco water bus stop. You need to arrange for a porter to carry your luggage. Since we had a kid, we didnt travel light. Without knowing the actual route from the water bus stop to hotel, it took us a while […] to find the place and carrying the luggage. Ofcourse, for our return we got a porter to carry our luggage to the bus stop. There was an old man at front desk during checkin (most likely he might be the owner - at least he sounded so during our stay) didnt communicate anything - not even the room number. When asked for one, he just said - you will be taken to the room - wondering why he would even tell the room number and he wasnt anywhere closer to being friendly. He asked do you want to come down for breakfast or do you want it to be served in the room? Before my wifer and I could talk, within secs, he raised his voice saying - I am waiting for you to answer. When we said, we will come down for breakfast, he mentioned, by the way the breakfast area is full and you wont find place ;You will just make it inconvenient for everyone ; Its better to have it in your room. I didnt know why then even ask, when you dont have the option. And again, he wasnt any friendly. This was just the beginning of our trip and I didnt want to spoil our mood and just walked with the guy who was taking us to the room, thinking probably this is their culture. Later that evening, we went out for dinner and came back. This old man was sitting out there. As soon as he saw us, he started searching for something. He told us that he couldnt find our key. I mentioned that we have it. Immediately roared the old man - you arent supposed to take it with you; you need to leave it here whenever you go out. When I mentioned that you never told us when we checked in, he said you were supposed to read the instructions kept in the room. Wow welcome to the worl Mehr
"Hotel San Zulian"
Close to San Marcos Square it was easy to find and hotel staff was very freindly and helpful. We were very pleased with ther freindly staff, location and price. Near the Square but reasonable resturants near by and Gondola rentals just 75 feet away. For European standards the rooms were large and comfortable.

The hotel was in good condition, and conveniently located just behind San Marco square. Finding the hotel was challenging, but that's true for anyplace in Venice. The room was spacious enough for the 4 of us to fit, but the customer service was definitely lacking! One morning, we were told to wait in the lobby because the dining room was full. After […] 15-20 minutes, we went back to check because no one had come to get us, only to find that many other people had been seated before us; apparently they had 'forgotten' us Americans in the lobby. We also got a very rude response when we asked for directions to a restaurant that someone had suggested. The desk clerk said we should not ask him for directions; instead, we should ask him where we should go. When we told him we wanted to go to our restaurant & asked for directions again, he suggested that we go right outside the hotel and look around to see if we saw something that looked good. If not, he said, come back and ask him where we should go to eat. How rude! The staff here seemed to have a real chip on their shoulder towards us, and I'm not sure if it's because we are women, or Americans. Regardless, I would never recommend this hotel to anyone. Mehr

It's a stones throw from the must see sight in Venice. It is near the San Marco stop of all the boats. Although its around 10 to 15 minutes walk, the bridge has a ramp for travellers with big bags with wheels. They offer free trips to Murano island from 9 t0 12 noon daily. "perfect location, very cute hotel"
We stayed at San Zulian as a family of 4 and were very happy with the convenience of the location. It is right behind Piazza San Marco. This is a little hotel, but with a very reasonable room, not too small at all. The receptionist was very friendly and willing to help. He spoke very good English. The only little bit disappointing part of the stay was […] a breakfast, that was very simple and the dining room was very tiny. "horrible customer service"
during our stay at san zulian we had a horrible experience with the staff, to start our air conditioner started leaking water into the room floor and when we notified the front desk we got a nasty response from the clerk,"there is nothing i can do, there is a tool box on the mechanical room" that was the response we got, suggesting that we should fix! […] for the record they never bothered to come and fix the a/c so we sleept with our windows opened. Mehr
"Intimate setting even with kids"
The staff at the San Zulian is tremedously adept at attending to your every need, a trait that comes in handy especially when in need of a water taxi. The hotel is situated in the San Marco neighborhood, keeping you within a few minutes stroll of all the know attractions while keeping you comfortably quiet while at rest. The air conditioning works terrific, […] probably aided by the low ceilings. The rooms are quaint, very clean with showers that rival the size of a typical US standup. This was our final stop on a 15 day journey that took us from Rome, through Tuscany and Reggio Emilia. Excellent choice for travelers with or without kids as long as size doesn't matter. Be prepared to spend extra to have a water taxi bring you to within steps of the lobby; otherwise, be prepared to walk a good distance with luggage in tow from the nearest bus ferry stop (San Marco Square). "The San Zulian - Rude staff kill the mood"
The staff did not make us feel welcome, and were visibly agitated when having to attend to us. That really kills the mood for me.. The hotel is good value if you don't mind that kind of treatment. It's too central for me personally, with the street strawlers literally should-to-shoulder out the front door.

Great location for all the sites and dining. It's an older and smaller hotel but very nice. Just remember that the hotels in Italy are not what we are used to in the USA.
"Great hotel and location, iffy service"
Everything about the hotel was great (room, location, breakfast). But the first night a very strong cigarette smoke-smell entered our room. We tried to explain the problem to the night receptionist, but were unsuccessful. We explained the situation the next morning with a request that the problem be remedied; the man at the front desk refused to acknowledge […] that the problem could even exist. He insisted that no one could smoke in the hotel because (supposedly) the hotel smoke alarm would go off if someone so much as lit a cigarette. He tried to say that we were smelling burning plastic. Needless to say, this story didn't exactly persuade us. However, we had better things to do in Venice than argue about smoke. Luckily, there was no recurrence the second night. Mehr
Staff was friendly and location was awesome! Just a few blocks from San Marco. Rooms are a little small but not much time spent in rooms anyway. Bathroom was spacious.

It was difficult to find the hotel on the first day, but this is typical for Venice with its web of narrow streets. Polite, multi-lingual staff. Substantial breakfast (same every day). Our room was not in the main building, we had to go outside of the hotel to get to the room. Very steep and narrow stairs, no sound insulation - voices from the street […] could be clearly heard in the room, which is definitely a problem during more active tourist season. Mehr

When we arrived the receptionist was on the phone for a while, but we waited patiently. The hotel room itself was small, but clean, comfortable and accommodating. It was in a fabulous area, in the heart of Piazza San Marco! We were able to walk around and see all the wonderful Venetian sights. I would recommend San Zulian to other friends.
"Gem in the heart of San Marco"
Stayed for 2 nights here during Venice portion of my N. Italy trip. It is such a charming hotel - felt like a renovated home and that I was staying in a guest room complete with a good sized mini-fridge, flat screen TV, double bed, and nice bathroom with beautiful marble floors. Did not know that I couldn't drive to Venice and the web page was a little […] confusing - parked in a garage @ Piazzo Roma for 30Euro/night and took a water bus to San Marco (but could have exited at Rialto). This is info I did NOT know and wish I did. Instead I found a porter at the entrance of San Marco piazza and he led me to the hotel. Once I found the hotel it was a cinch to get to/from anywhere b/c of its central location to shopping, dining, the water buses to Venice, Murano, and Burano. I bought a 12,50 Euro round trip to Murano for the glass museum and to buy glass items and found the prices were actually BETTER on Murano than in Venice ie) lamp shade 80 Euro vs 120 Euro plus you get to see much larger galleries for vases, large lamps etc... Stayed Sat and Sun nights and the difference in noise outside my window from foot traffic was MARKED. I personally did not have a problem with it and slept through the night but some may be distracted. Sunday was ultra quiet. Breakfast was nice - assortment of cereals, pastries, rolls, juices, yogurt and some meat/cheese. Wifi was via username/password and good for 24 hours. I didn't know until my 2nd day that it was free so unfortunately I paid 4,50 Euro for 30 min at a cafe nearby. Oh well. Do highly recommend this hotel if you want to immerse yourself in Venice and use as step off point to EVERYWHERE. Fantastic location. Mehr

"Lovely and Well Located"
The hotel staff was very helpful with local Mass times and languages, able to help us get where we needed and when with map and advice. Smallest shower in the world! They have a lift to get luggage upstairs- whew! We would stay again- breakfast was good- all staff were friendly, great English, very helpful!

"Hotel centrico en Venecia"
Las habitaciones son un poco pequeñas pero suficientes teniendo en cuenta que sólo ibamos a dormir;. además la limpieza correcta. Lo mejor es que está a 200 metros de la plaza San Marco. Lo menos destacable el desayuno continental poco variado.

"Zan Zulian: très bonne situation"
Hôtel très proche de la place San Marco. Cadre calme. Situation idélale pour tout visiter à pied ou en prenant le vaporetto (quai à 5min à pied). Chambre et salle d'eau correctes. Personnel très accueillant, parlant français. Point négatif: salle du petit déjeuner très petite mais le petit déj. est satisfaisant.

O hotel é bem localizado e o staff é cordial. O café da manhá é bom para os padrões europeus. Todavia o quarto que destinaram a mim e a minha esposa era minúsculo e mal cabia uma cama de casal pequena, sendo impossível até abrir as malas. O quarto ficava em um anexo atrás da recepção do hotel, em uma viela bem barulhenta pela manhã.

"Buena ubicación pero nada especial"
Bien ubicado porque esta cerca a Plaza San Marco, pero por puente Rialto había mucho ambiente. Limpio. No muy amables en recepción, nos hicieron esperar casi 1 hora para entregar la habitación.

Hôtel très bien situé. Bon accueil, parle français et renseigne volontiers sur les sites touristiques, les itinéraires .... Chambre très confortable et calme

Mal atendidos por un personaje de recepcion que no nos colaboró en un check in sino hasta despues de la hora fijada, con una sonrisa falsa nos mandó a un hotel de la misma cadena (muy Bueno), pero muy mal ubicado.

Muito próximo da Piazza San Marco, bastante conveniente. Hotel com boa manutenção, quartos claros (uma raridade em Veneza!), chuveiro excelente, café da manhã servido no quarto (continental). Ficamos no quarto 303, no último andar. Neste andar os quartos são um pouco menores, e para nosso azar, ficava em frente ao quartinho do funcionário do hotel que […] fumava o tempo todo, portanto nosso quarto ficava com cheiro muito forte de cigarro. Este foi o único senão da nossa estadia, mas com certeza voltaria neste hotel, para ficar num outro quarto. Mehr

サンマルコ広場に近く、便利性は良好。 小じんまりしたホテルで、設備は古い。ランドリーを頼めないので不便。その分バスルームは広く、洗濯物を干すには、フロアが石できているので他生の濡れたものを干しても心配ない。

Hyggelig hotell, få minutter fra Markusplassen! Overraskende god frokost, vi forventet noe helt annet ut i fra beskrivelsen. Koselig rom, og veldig artig bad - maritimt preg! Vi var svært fornøyd med hotellet og kommer til å anbefale det for venner som skal til Venezia.

El hotel esta muy bien ubicado y la atencion de las personas que atienden es muy buena, siempre tratando de ayudar. Los cuartos son un poco chicos, pero muy comodos y limpios. El desayuno es bueno. Esta dos minutos de la Catedral de San Marcos. Precio-calidad muy buena. Lo recomiendo ampliamente.
