Sehr abgewohnt, alles knaarte, zimmer roch muffig, Sauberkeit naja... trotzdem jeden tag frische handtücher, lage zum strand super, nur eine querstraße entfernt, personal freundlich, auf wunsch gab man uns auch einen föhn (war keiner im zimmer), gepäck konnte man nach dem auschecken auch dort lassen ohne probleme, frühstück typisch amerikanisch, toast, […] kellogs, marmelade, kaffee, saft... Im Bad liefen winzige Insekten herum, die sich aber ansonsten friedlich verhielten. Ansonsten alles top, Zimmer gut ausgestattet (Klimaanlage, TV, Kühlschrank), sehr sauber, sehr freundliches Personal, Frühstück ok, perfekte Lage zum Strand.

Die Lage es Hotes ist super Die Mitarbeiter sind sehr freundlich und hilfsbereit Die Putzfrauen geben ihr Bestes koennen allerdings auch nichts gegen die starke renovierungsbeduerftigkeit der Zimmer und Flure ausrichten

Die Lage ist top, das Hotel befindet sich direkt parallel zur Ocean Drive. Ein Paar Schritte zum Strand oder zu den Restaurants und Bars. Das Hotel ist renovationsbedürftig und befindet sich in einem schlechten bis sehr schlechten Zustand. Das Zimmer war aber so gut es geht gereinigt und das Zimmermädchen hat auch immer danach gefragt ob Sie für uns […] etwas tun kann. Das Bad hat kein Fenster und dementsprechend hinter Türe Schimmel. Der Duschvorhang war schmuddelig. Warmwasser und Druck der Dusche ist in Ordnung. TV, Klima, Kühlschrank funktionierten. Für ein Paar Nächte und nur zum Übernachten ist es ok, für längere Aufenthalte sollte man ev. ein besseres Hotel in Betracht ziehen. Eher etwas für Rucksackturisten welche nicht in der Jugendherberge ein Zimmer teilen möchten. Frühstück eher spärlich mit Kaffee, Kakao, Brot, Butter, Konfitüre, Cornflakes und Kuchen. Habe das Hotel für einen Kurzaufenthalt von 3 Tagen in South Beach gebucht. Das Preis-Leistungs-Verhältnis ist sehr gut. Die Lage ist absolut perfekt. 1 Minute zum Strand, inmitten der Bar und Party Szene! Man muss sich jedoch schon bewusst sein, dass es sich um ein 2-3 Sterne Hotel handelt. Das Ziel unseres Aufenthaltes war das Nachtleben von South […] Beach. Deshalb brauchten wir kein grosses Luxus Hotel sondern wollten ein einfaches Zimmer in Mitten von South Beach. Deshalb sollte man nicht grosse Erwartungen haben. Personal war sehr freundlich, besorgten uns für einen Spezialpreis ein Taxi zurück zum Flughafen! Zimmer sind einfach, Sauberkeit ist akzptabel (wenn man nicht zu hohe Ansprüche hat), WC & Dusche und Klimaanlage haben ohne Probleme funktioniert. Denke das Hotel ist eher für junge Leute! Super Lage in Miami Beach. Hotel hat aber keinen Lift. Wände ist sehr ringhörig. Man hört die Dusche und WC-Spülung vom Nachbar jedesmal. WC/Dusche war richtig alt. Am ersten Tag waren keine Bade-/Handtücher vorhanden. Da noch mit Zimmerschlüsseln gearbeitet wird anstelle von Karten, muss beim Check-In ein 20$ Depot hinterlegt werden.

Good value, internet only on lobby, small rooms, nice staff, the right place.

One of the worst hotels I have ever set foot in. I ended up leaving 10 mins after check in. Thank goodness hotel.com was able to refund my money and book a much better hotel on the next block over.

Very helpfull staff. Great location for beach and local transport.

This properrty is very dated as are most in this area. The rooms are very basic and small, but given the location, a good value and worth considering. The best was that their guests were great; mostly 20 somethings that were in town for the beach and sightseeing rather than partying. Very quiet!! aspects of the hotel are a little worn, like my shower tub was marred, but overall this was a great find for price and location

No elevator if you have to stay on the 3rd floor, needs some improvements, but rooms are not small, it's a good location if you want to stay close to the beach, nightlife, restaurants and shopping in SoBe. Bus #150 from Miami international airport stops on Washington ave at 9th street, just a few walk from the hotel, the trip costs $2,35.

Great location, good quality room, very helpful and friendly staff, all for a very reasonable price. Highly recommended by a worldwide Canadian traveler.

besides location everything terrible: bad attitude by reception, no elevator, no service,broken bed, almost no hotel.

All I asked for when I reserved the room was a smoking room and internet service. They had neither. Also, when I got there they have a 'no guest' policy. I went to Miami and have friends near there. They were not permitted to come visit????

The Princess Ann was perfect for my needs - I was in town for a workshop and had to stay a week - so was looking for affordable - which it was and close to my workshop -perfect! The place is clean for an older hotel and the staff were all friendly. They served decent coffee - not very healthy foods for the continental breakfast but definately a nice […] bonus for the price. Let me start with the obvious and perhaps the only thing good about this place is the location. Miami Beach is on an island connected with Miami the city through a few bridges. Parking in Miami/Miami Beach costs MUCH MUCH more than Hawaii. There is absolutely no free street parking and the city charges street meter parking from 9AM to 3AM!!! Speaking […] of unfriendliness, the hotel staff at the time I checked in set a good example. I used the wireless internet in the lobby during my stay and never saw him request another guest for their companions/friends' ID. Somehow he insisted on checking my friend's passport although I have booked and paid fully in advance on Hotels.com. The room he gave me on the 3rd floor is filthy with a strong smell of Clorox. I'm glad I have AC working and hot water running. But the furniture is worse than those people will pay to get rid of their own house. I won't complain about free breakfast, but expect no more than toast, simple CVS-baked goods (limited amount of muffins etc.). If you do plan to go to the beach, you may ask for a large towel. My advice if you are planning on visiting the city for a few days: Stay in somewhere nice 'n cheap in Miami and take bus. Toll roads are everywhere. You will be much better off visiting the west coast or Hawaii. Mehr

This place is very close to attractions but hotel interior is too old and worth it for money

Good if you're on a budget and have no plans to spend too much time in the hotel. Gets the job done if you just need a place to sleep. Nice location if you want to explore Miami Beach.

The staff was very pleaseant and kept an orderly atmosphere. Staff did not allow for anything to get out of hand with guests. The complimentary brekfast was ok, nothing extraordinary. Although there is wi-fi available, it is unobtainable in the rooms. This glich should be fixed by a technical guru because the signal is strong, but something happens […] when you get in the middle of the second floor, where it shows strong but cannot connect for some reason. Fixing this problem would keep the guests from congregating in the lobby to get wi-fi during breakfast time where space is limited. The rooms are what you pay for. The one that we stayed definitely needed renovating for the last decade.Some rooms that I happen to see were renovated but manager wanted top dollar for those, which seemed not very fair. If we were to review our stay based on our room alone, it would have definitely be a don't stay here. Mehr

The first thing that i noticed when I arrived at the hotel was there was no elevator and I was on the 3rd floor.The hotel was not morden it was old in every sense from the key to the toilet. I wanted new sheets for the room and was told that there house keeper has already left it was 5pm. I told manger i wanted to change my sheets myself and he was […] like the house keeper didn't want to give me clean linen. If you stay there after reading this review, you are crazy!! Location is its only Convenience.......DONT STAY HERE!!! Very dirty, old, smells. Internet pics are way better than any of the rooms!!

The place may be on a budget but it's located in the BEST area close to everything. The rooms even have fridges!

5 minutes walking to every thingh, bar clubs stores beach... But if you are looking for confortable nice and clean room continental breakfast better to find another one.

Both my husband and I went down to south beach last weekend and from the moment that we checked in until the moment we cheked out the staff was very helpfu, the hotel is in a great location all it's a block away from the beach and bar's, it was very clean,accomdating and a steal for what we payed. The concierge were great, the day we were leaving he […] was knd enough to make us coffee and get us a cab because we had such an early flight. I would most defanitely stay there the next time I go. Although the hotel looks ok form outside, inside it looks like the cheapest motel you have ever seen. The rooms was dirty, bathroom had no window or ventilation. They don't have anything in the room, no shampoo, no hair dryer, no safe. Don't count on the continental breakfast that is edible. room smelled like smoke... breakfast sucked... only thing has going for it is it is in the middle of shopping district and beach other than that would not recommend nor would i ever stay there again

Reasonable cost of stay with complimentary breakfast every morning. Price is unbeatable for the location and comfort. Perfectly located literally 2 blocks from the beach. Close to all hot spots on Collins Ave and Bars on Ocean drive. Definitely recommended and will stay here again.

This hotel served it's purpose for me which was to have a clean place to shower and sleep and still be in a nice location in South Beach. The hotel staff was really friendly and helpful and the location was the best quality. Don't expect luxury. Room small with a decent refrigirator. A bit dingy wall-to-wall carpet. Clean bathroom. AC I enjoyed my stay and have nothing to complain about,the lady in the reception was friendly and helpful and helped me call a cab or the airport. That's all you really need to know about this place. "Cheap" price for South Beach but you"ll have to deal with a pretty beat up room. Needs lots of work.

This certainly isn't the nicest hotel, but for the price, the location and condition it's about the best value I've ever encountered. I wasn't worried I was going to get bedbugs or anything gross. Like I said, for the price.. it was amazing. So convenient.

good hotel for the price & location, in the heart of SOBE. The parking very close by, with excellent price, $1 an hour & maximum $20 a day.

Princess Ann hotel is located in the center of south beach, miami. Overall, the services are all good, except, when I called the front desk guy asked about the parking, he tried to be helpful,but his info wasn't up to date at all!! After exploring by myself, I'd recommend to park @ garage on 7th between collins & washington, which should be the cheapest […] option. The hotel, itself, looks nice from the outside,but needs some more in-room maintenance. However, considering the price I paid for, I'd still recommend to stay here as they provide basic things, except shampoo. Don't forget to bring your own! Mehr

This hotel was just fine!!! Ok, so there's no room service, and the structural integrity of the building is questionable, but who cares? It was cheap, you cannot beat the location, and it wasn't dirty - it was clean, just old and in need of a few renovations. The staff was friendly when spoken to, but don't bother you - perfect! let us borrow beach […] towels, also let us store our luggage all day until we had to get to the airport. No complaints, if youre not expecting 5 star, and don't want to waste $ on BS, its great. Mehr

If you are looking for a luxury hotel this is not it. This is a quaint old hotel in a very busy district within walking distance of the beach and many restaurants, clubs and shops. WORST room I've ever seen. Read reviews and thought: no big deal, 1 blk to beach, can't be that bad, I'm only going to sleep & shower there anyway. I was wrong. So dirty, I wore slippers while I showered - something I haven't done since using the (much cleaner) community shower in the dorms. It calls itself a hotel, but it's worse than any motel or […] trailer home than I've ever seen. It's more like a hostel. Visitors to your room are not permitted. Only the people on the reservation (2 max) are allowed inside and must present picture ID when entering after 10 pm. 2 people must share only 1 key & give a $20 deposit. My room did not have a deadbolt or chain lock, only a flimsy locking door knob like you would have in a bedroom at home. The door was not secure and I was scared someone would break in. Lights turn on very dim and take 10 min to brighten. Rude staff. Broken A/C. No hair dryer, shampoo, lotion, elevator, or help getting luggage to room. Carpet, furniture, blankets, and toilet seat (peeling, black, grimy) are decades old. Smells. Strict policy against check-outs after 11:30 am. They were doing work on the room next door and I woke up to hammering and drilling everyday. When I asked them to stop, they denied they were the source of the noise even though I went next door and saw them doing it. Before I arrived, I called the hotel to ask them the best way to get there from FLL airport. Their answer: "I have no idea." Mehr

The staff was polite and the location great, but the rooms are not that nice. If you are planing on using your hotel a lot then don't book it, but if you only want a place to sleep, then it should be fine.

The Hotel is a bit run down but pleasant and clean...expected for a building it's age. Staff was friendly...plenty of hot water....but a complete lack of heat for temp in the 30's...a cold wave hit and the room was colder then the hallway. A space heater would have been nice. Definitely a warm weather hotel.

Location Great, hot running water, NO bed bugs, friendly hotel staff, beds are real firm, rooms are in need of renovation. Satisfied with stay. You get what you pay for.

Thankfully we got a great rate for our stay because the hotel itself is very old and in desperate need of updating. NOTHING FANCY ABOUT THIS PLACE.
