Overall, satisfied,the room was roomy, the only negative is to buy a soda there is heavily overpriced 2.44 for a small bottle of pop yikes

The entire staff, from the front desk to housekeeping, were very friendly and helpful. The room was clean and comfortable. The only negative thing that I can say about the room itself is that the bathroom is TINY. The rest of the room is quite spacious! The free continental breakfast was pretty good, containing the standard fare of cereal, muffins, […] biscuits and gravy, eggs and juice. All in all we had a GREAT stay and will definately book again! I've stayed at this hotel several times and keep coming back. The service is great, the location is perfect for me, and overall its comfortable. The one thing I'd suggest as an upgrade is that the heating/cooling of the room is not very advanced nor is it central. Its an old school wall-unit that is not automatic and does not regulate the temperature […] in the room. As such, the fan is either on or off. Additionally, the unit is loud and causes lots of white-noise if its on through the night. This is an overall very nice hotel, but the heating/cooling needs an upgrade. Mehr

For the most part the staff was nice but was disappointed when we settled in the room and found out TV didn't work and they made us wait like 2 hours before they would change our room, Then at night time it was hard to sleep because of the noise in the hallways for people getting drunk and slamming doors and screaming and front desk didn't come check […] when we called twice. The pressure from the shower was horrible and hot water ran out, the toilet was loose from the floor so when you sat down the tilt to one side. The couch in the room was so uncomfortable the need to change those out. And housekeepers in the morning slamming doors when they cleaning so NO I would not say there again or advises other to Mehr

My family and I love this hotel. It's in a great location for our business in KC and the rooms are perfect for what we need. We love the lounge area and sleep our 3 year old and baby there. Breakfast isn't great but we usually eat elsewhere anyway. We'll stay there again.

Great friendly staff, very sufficient for our needs

Got charged ten bucks for something I have no idea why. Was gonna call and complain but decided it wasn't worth it just never staying there again.

on a trip across the country we needed a place to stay for the night that was easy to get on and off the interstate. this hotel was fantastic! they originally put us in the wrong room type but quickly fixed it no problems. the front desk staff was so helpful and printed directions to the store and gave us a coupon for a restaurant after we asked about […] where to eat. it was quite and comfortable and had lots of space to unwind with a living room and bedroom area in the room. the couch was so comfortable almost fell asleep there :) Mehr

We found a spider crawling on pillow, so we requested to be moved...Hotel worked at front desk stated that my girlfriend needed to "man up" over the spider and then implied that we were lying in order to get a second room for free. He threatened us that he would check the other room later and that if we had people staying in there that we would have […] to "answer to the wrath of Nathan!". We moved to our new room...it was pretty cold so we kicked on the heater to low...the smoke alarm almost immediately went off and the room smelled like a burning rats nest from the heater! I called the front desk...no answer so I went down there...Nobody there! I waited 30 minutes and the only person there was another quest who was also waiting to pay for some drinks and snacks...He eventually just took off with a handful of stuff without paying since the clerk was awal! About an hour later I was able to get the clerk on the phone. He stated that "it happens" and that "the alarm will shut off eventually"! That is just what I wanted to hear at 2:30 in the morning! The alarm did go off, but it smelled terrible in there the whole night. I complained to the morning shift workers when I checked out, and all they offered me was a free soda!!! Unless someone from this hotel contacts me to make this right, I will never stay there or at any Hyatt again...and I will tell everyone I know the same as well. Worst hotel experience of my life, and I have stayed at some real dumps! Sadly, they had better service and provided a better overall experience than this upscale hotel!!! Mehr

The hotel was clean and well kept. However, what impressed me the most was the customer service. The stafff was extremely helpful and gracious.

The bathroom had hair on the ceiling. When I got up in the morming I noticed a dried up bugar on the wall. I thought the Hyatt would be a lot better experience.

The hotel had great service in every way but the breakfast could use some improvement. Everyone was nice, the rooms were clean. Enjoyed the closeness to everything I wanted to do. Just went to a close store and bought breakfast for myself.

Great hotel. Nice location, clean, great service. The morning "buffet" leaves a little to be desired. Your limited to toast or a bagel or oatmeal. I'd definitely stay the night again, but this time I'll plan on eating breakfast "out".

Staff could've toned down the very happy greeting. I was tired, wanted friendly (which they were) but sometimes you need to read body language and know how to adapt. But hey overfriendly is better than bad service any day! Would stay again if needed.

The rooms are nice, clean, and spacious. The pool, however, was very small and needed to be cleaned (on a hot summer day). The staff is helpful, the free breakfast is decent, the location is pretty good.

We had several issues at this hotel. Most were out of the control of the staff & they really were trying to make it work. Just makes for a frustrating stay. Good price though. Would probably try a comparable hotel in the area next time.

Very clean, very convenient location. Check in and check out was very easy. Continental breakfast was only from 8am - 10am, I feel it should have been until 11am, especially for the weekend. Overall, our experience was very good.

This was our second stay in the last year and would recommend this hotel to our friends. It was convenient to restaurants, convention center, Whole Foods and many other attractions.

The is very nice clean place I would stay there agin and agin.

The room didnt smell too great, but the bed was super comfortable. The breakfast was ok.

Very good hotel, but on the old side. Air conditioner is literally inches away from the bed, and breakfast is continental. Get there early from morning chow, or it is all scavenged away by the other guests. Excellent location.

The staff is very very friendly. I chose the Hyatt Place because I have stayed at one before. When we got into our room, the shampoo was half gone. Not a big deal, the staff helped out quickly. We ordered room service that evening, and waited. We waited so long we called to check. Apparently our order was forgotten. It took almost 2 hours. Not a bad hotel for the money. The bed was pretty comfortable. The fridge in the room smelled like bad food which made the room smell. I will not stay here again because there are other hotels in the area that are better. I would rather spend a little more and have a nicer experience. I'm picky.

Great location, close to shopping, dining, and all the fun things needed for a weekend with friends!!

Despite being advertised as a "NON-smoking" hotel, the bathroom smelled horribly of smoke. When the shower heated up the (very) small bathroom, the smell was almost unbearable. There was a huge, sharp crack in the counter top. The toliet ran sporadically all night. Trash containers at the elevators were overflowing. The toilet was NOT clean. This was my first stay at this hotel in Overland Park, KS. THe staff was very freindly. Great lobby and breakfast area. The room was excellent! Layout is well designed. Enjoyed having a large HD TV along with separate sitting area and bedroom. I highly recommend you try this hotel.

Room was clean with a nice modern design. The bathroom was a little small, but the rest of the bedroom/living room felt larger. The Hyatt in Overland Park is located close to lots of restaurants, and only a few blocks from the highway. I would stay at this hotel again.

This hotel was very clean, and the staff member at the check-in desk was very friendly and helpful. Our room was AMAZING and very comfortable. The only thing I was a bit unsatisfied with was the size of the bathroom. It was tiny! I enjoyed the continental breakfast that was included in our stay. Nice place to stay. Good location and good service.

I usually stay at the Hyatt Place when in the Overland Park area and have been generally pleased. I like the large flat screen tv, convenient computer plug-ins and work desk, breakfast setup, ease of access from 435. Avoid a room that backs to the elevators.

Convenient location. Easy check in. Excellent breakfast. Bathroom could be cleaner.

The hotel was clean and close to many restaurants and shopping. The only negative I could possibly give it is that the breakfast was slightly lacking on two of the days in comparison to other hotels. But, it's not a deal breaker, will definitely stay here again.

Very good location, very modern room and hotel, decent price. Bathrooms could be a bit bigger and the included breakfast could be a bit more robust, but all in all, a great stay.

The Hyatt hotel at Overland Park, KS was very clean, employees very kind and patient. The concierge was very helpful. Paid extra for a room with a 42" tv for the kids but the inputs did not work so we werent able to watch the movie we had brought to entertain the kids and they had very limited family programming available. The beds were also very hard […] and not at all what we are used to when we stay in a hotel but I guess most people would prefer extra firm when traveling? Overall...experience was very good, with just minimal drawbacks. Would stay there again in the future. Mehr

First time staying at a Park Hyatt. Very pleased with the size and modern comforts of the hotel. it was great to have a comfortable sitting area, a work area and a sleeping area. The large flat panel TV was great and the fact that it rotated was a nice feature. My next trip I will definitely look to see if a Park Hyatt is in the area.
