The Breakfast could have been better, and a little longer. not enough food was out.

We chose this hotel for its proximity to the Maine Mall. We were pleasantly surprised when we arrived - the room was a suite and had plenty of space to offer. Holiday Inn Express Hotel & Suites South Portland is an excellent hotel, clean, good location, easy access, very good choices for breakfast. Very friendly staff. Loved their luggage cart...b/c it is has a lot of packing capacity...which is important when you are on your way to a ski vacation and you have boots...skis and other luggage's... My only […] concern of going back in the winter .....is the noise of the heating fan...since you have to use it during night time in the cooler months...and it makes quite a loud noise while on...it might not be as bad in the summer months...since you can turn the air conditioning off while sleeping... There is no gift shop on premises. There is no restaurant on site. The Chinese restaurant Lang's Express that the staff recommended had the worst food I have ever eaten! The Italian restaurant was overpriced for their room service as well. The indoor pool was nice, but the water was a little chilly and there was a lot of chlorine in the water. There […] was a great breakfast (eggs, pancakes, sausage, bagels, muffins, etc.) in the morning. There was coffee and tea and cookies in the lobby 24 hours a day. The exercise room is nice and there is a tv to watch. During the night, there were some knocking sounds coming from our room. We could not figure out where exactly it was originating from, but no one was at our door. The movie theatre is just minutes away. The mall is across the street. Great location. Restaurants close by. Hotel was in a good location, but the television didn't work properly.

Breakfast was included which is nice and it was adequate but not great. The pool appeared very nice and clean but there may have been too much cblrine as my daughter's eyes were badly burned and all of my girls had damage done to their hair! Staff was responsive to our concern.

We always stay at this hotel as it is close to shopping mall, outlets, etc. The rooms are very clean and spacious.

You get what you paid for. Awesome hotel for the price we paid and my family had wonderful weekend. Breakfast was included in price and was better than other hotels. A last minute room on Labor Day weekend was hard to find in Portland, and although we wanted to stay downtown and closer to the old port area, this was $120 less than rooms in that area, and it was a fairly easy 10 min ride into town...worth saving $$$ each night... Stayed at the Hotel for 5 nights in a King Suite. Although smaller than other "Suite Hotels" I have stayed at, it was very comfortable and easy to get into town. dining, or shopping. Only drawback was that the only sink in the suite was the bathroom sink situated just outside of the small bathroom, and the basin was very small and drained slowly. check in was simple and hotel is in a convenient location nest to shopping malls and restaurants, and about 25 minutes form the beach (further than advertised). The room was clean, but for a room booked for a family of 5 there were only 3 towels! Beds were NOT comfortable and the pillows were lumpy. Most people that were at this hotel were on vacation, and did not need this aggravation of an un-happy employee. This was a nice hotel that was conveniently located near the airport. My only complaint is that there was a strong smell of mildew in the room. It was almost unbearable.

even if we mentionned there would be 3 of os in the room there were only 2 towels in the room, had to ask for an add. towel 2 days in a row.also went to the pool and there were no towels there either. the hide a bed had no sheet on the mattress for our 6 yr old, called reception to report this and left the room. when we came back, the sheets were left […] on the couch , not on the mattress. not impressed. will tryanother hotel in south portland next time , sorry . ROOM WAS GREAT ...DISAPPOINTED THAT HOTEL DID NOT OFFER PAY PER VIEW MOVIES ...FREE BREAKFAST NEEDS SOME ATTENTION NO VERY IMPRESSED WITH IT AT ALL SHOULD EXTEND TIME ESPECIALLY ON WEEKENDS,,,, DID NOT LIKE FIRE ALARM GOING OFF AT 2:45 IN THE MORNING BECAUSE SOME IDIOT SMOKEING IN THERE ROOM

A nice hotel but I won't give it a high score for safety compliance. Guests who enter through the back door have to passed by a "very slippery" walking area before they can board the elevator. You have to pass by the indoor swimming pool and people exiting that room has nowhere to wipe their feet. Maybe the hotel should put a special kind of "non-slip" […] walkway to ensure the safety of guests, especially old people who have to passed by the back door. Mehr

My family and I stayed here over the July 4th weekend. After reading the reviews and based on past experiences at Holiday Inn's, we booked a one night stay. The hotel room smelled a little moldy, like it needed to be cleaned and aired out. The bathroom especially reeked. The rooms are big and they also provide a sofabed and small kitchen (no stove), […] but they are in need of new furniture and carpets. This was one of the worst Holiday Inn's that I stayed at and surprisingly the most expensive of the lot. If you have a choice, try another hotel... Mehr

The stay was good. The room is big but the tv was a bit awkwardly positioned. When we got off the elevator to our floor, we thought the hallway smelled like smoke. As we came and went, we realized it was more of a musty smell. Whatever it was, it wasn't pleasant but you don't notice it a few minutes later. The breakfast was simple, toast, bagels, yogurt, […] fruit, cereal, etc. The room didn't have an information folder of things in the area or about the hotel which surprised us but we were so busy that we didn't take the time to ask if it was a mistake or not. My daughter and I wanted to explore the Portland area so we booked a room for one night on our way from Eastern Maine enroute to Boston. We chose it because it was on the southern part of Portland closer to our final destination. We were happy with the spacious suite which had a frig and microwave and included dishes and silverware but curiously not […] a sink in the kitchen area...the only sink which was located just outside the bathroom facilities had a very slow drain possibly as a result of the kitchen situation. Overall we were very happy with the room. It was clean and had very comfortable bedding. The breakfast was included in the room price and there was a good selection of food. The hotel provides a nice hot breakfast with plenty of choices. ( Don't wait for the last 10 minutes however as it is a busy place and you may be disappointed if you do.) The location of the hotel and the size of the rooms makes it very comfortable. The front desk and the housekeeping staff were outstanding. I was really looking forward to staying here. It was the weekend of my birthday.I thought suite meant luxury, but not at this hotel.It just meant expensive. There was trash over flowing out of trash barrels.Only two carts for luggage for all those guests.Breakfast was no better than Mcdonalds! The hotels staff was unfriendly and the hotel was dirty. […] The Suites was small and cramped.The furniture was really uncomfortable and it was hard to get a wireless connection.It said the suites had everything, boy were we disappointed.I guess everything meant microwave and mini refrigerator? The room was clean and comfortable. I was travelling alone with three small children and the staff was very helpful. I appreciated the added convenience of a refrigerator and microwave in the room.

My only complaint was how cold the pool was. The main reason for staying here was so my kids could enjoy the pool. December and a chilly pool with kids...not good.

Room was a king suite with a kitchenette area. There was with a under counter fridge with generous counter space, traditional coffee maker and a microwave.Great for long stays but there was only one sink in the bedroom-bath area so you had to share personal grooming with dish washing. There was free hot breakfast though over by 9:15am so you have to […] handle the crowds at the counter but everyone was freindly enough. There is also a fitness room as a heated pool. Mehr

This hotel was excellent. It was very welcoming, clean and well kept. The complimentary breakfast was outstanding. It was however, a bit tricky to find, even with a gps.

Very appropriate hotel to stay at. The only drawback, the sink is outside of the bathroom. I did not see this in the pictures. I personally do not like that arrangement. Over all very pleasant experience staying at this hotel.

The hotel was very quiet, which is greatly appreciated, the room was fine once we were relocated. Our reservation called for a non-smoking room and the one we were initially assigned absolutely reeked of smoke. The person at the desk quickly relocated us to a non-smoking room. Our room was across from the ice machine and washer and dryer. The ice machine is loud and disturbing during the night when people come for ice.

Hotel is decent if you can get a non smoking room, otherwise the nice lobby and breakfast wont cut it!

Looks real nice, breakfast good. But constantly had to remind housekeeping to do its job. Dirt still under beds, not the right number of towels, left dirty stuff, even 3 nights into our stay. Plently of hotels in the area to try before this one again

This hotel was clean, the staff was friendly and the separate sitting areas in each room are convenient when two people do not go to sleep at the same time. The beds, however, are hard, lumpy and seriously uncomfortable for sleep (based on sleeping in two separate rooms on different dates). I would recommend this hotel except for the terrible beds.

Don't let the low price scare you, this is a great hotel. Big, clean rooms, comfortable beds and wonderful service. I called to have someone look at the fridge because it wasn't very cold and they sent someone up within 5 minutes and he fixed it right away.

The rooms were very clean and the help was very helpful and friendly, close to shopping and the Old Port. The pool was enjoyable.

This hotel was very comfortable. We are a family of four with two young boys (2 yrs and 6 months). It was a great hotel for our needs because it was perfect for the kids.
